What does medical office space actually cost right now?
We surveyed 2,360 currently available, individually priced medical office suites across Los Angeles, Orange County, and San Diego — with reliable, submarket-level averages for 89 submarkets that had enough priced suites to trust. Here's what asking rent looks like, and what actually drives the difference.

Before you compare numbers — two things to know
This is per month, not per year
Every figure below is dollars per square foot, per month — the convention used in the underlying listing data. A $3.00/SF/month suite works out to $36.00/SF/year. Some listings elsewhere quote annually, so always confirm before comparing two numbers side by side.
Asking rent isn't total occupancy cost
Lease structure varies by building — gross, modified gross, or NNN (triple-net). NNN adds property tax, insurance, and common-area maintenance on top of base rent, so two suites quoted at the same rate can cost meaningfully different amounts once you add it up. We confirm the real structure before you tour anything.
San Diego
(n=340 priced suites)
San Diego's medical office rents track its geography closely — coastal North County commands a real premium, while inland and southern submarkets stay far more accessible. The most expensive submarket, Del Mar Hts/Carmel Valley, averages $4.58/SF/month — roughly 2.3× the rate in Old Twn/S Arena/Pt Loma, the most accessible submarket in the dataset at $2.02/SF/month.

Orange County
(n=426 priced suites)
Orange County's medical rents split between the pricier coastal-and-Irvine corridor and the more affordable inland belt. Irvine/Tustin Legacy tops the range at $4.12/SF/month, while Brea/La Habra anchors the low end at $2.00/SF/month — a 2.1× spread inside the same county.

Los Angeles
(n=1594 priced suites)
Los Angeles has the widest spread of the three markets — West Side submarkets carry a real premium, while the Valleys and outlying South Bay stay considerably more accessible. Beverly Hills tops the range at $5.36/SF/month; Antelope Valley sits at $1.88/SF/month, a 2.9× gap without leaving LA County.

How the three markets compare
Los Angeles runs meaningfully higher than San Diego and Orange County overall — $3.38/SF/month on average, pulled up by ultra-premium Westside submarkets like Beverly Hills and Santa Monica. San Diego and Orange County land within a few cents of each other, $2.83 and $2.75 respectively — nearly indistinguishable at the county level, even though each has its own wide internal spread between coastal and inland submarkets.
Common questions
Reading this data
Is asking rent quoted per month or per year?
In this survey, asking rent is quoted per square foot, per month — the convention used in the underlying suite-level listing data. To estimate annual cost, multiply by 12; a $3.00/SF/month suite works out to $36.00/SF/year. Some CRE listings elsewhere quote annually, so always confirm the convention before comparing two quotes.
What's included in the rent — is this gross or NNN?
Lease structure (gross, modified gross, or NNN/triple-net) varies by building and isn't uniform across this dataset. NNN leases add property tax, insurance, and common-area maintenance on top of the quoted base rent, so two suites with the same asking rate can have different total occupancy costs. We confirm the exact structure before you tour.
Why does rent vary so much between submarkets in the same county?
Proximity to hospital systems and referral bases, building class and age, parking ratio, and simple supply and demand all drive submarket-level variance. Coastal and Westside submarkets consistently command a premium across all three markets in this data.
How current is this data?
This analysis reflects a live suite-level survey pulled in August 2026. Individual asking rents change as space leases up — we verify current availability and pricing before any tour.
How was the average calculated?
Each figure is the mean asking rent per square foot per month across every individually priced, currently available suite in that submarket. Submarkets with fewer than 5 priced suites in the survey are excluded from the headline numbers to avoid publishing an average based on too small a sample.
